How the lease timeline is calculated

The estimated end date is the day before the matching calendar date after the chosen number of months. For example, a lease beginning August 15 for 12 months is estimated to end August 14 of the following year. When a matching day does not exist in the destination month, the calculation uses the last available day before subtracting one day.

The notice and inspection dates are counted backward from the estimated lease end. The final rent date is the last selected rent-due day that falls on or before that end date.

Some leases renew automatically or convert to month-to-month unless notice is delivered in a particular way. Check whether notice must be written, where it must be delivered, and whether the lease counts calendar days or uses another rule. Sending notice earlier than the calculated last day may provide a useful margin.
